Exceeding Client Expectations
SITUATION – Competing Objectives
The Miami Foundation’s lease was ending and the organization was looking to increase space efficiency while maintaining a strong brand identity. Additionally:
- Staying in Miami’s heart, with easy public transportation access but away from traffic, was key
- Collaborating closely with space planners would be required
- Securing consensus internally and among The Miami Foundation’s board could be challenging
STRATEGY – Focus and Drive
The Blanca team was on it. We:
- Identified, surveyed and evaluated all relocation options
- Conducted extensive financial analysis, considering The Miami Foundation’s tax-exempt status
- Managed multiple concurrent negotiations
- Created competition for tenant’s occupancy
RESULTS – Above and Beyond
We exceeded The Miami Foundation’s objectives, with a new lease which achieved a reduction of nearly $10 per square foot. The new lease was also centrally located in the business district and provided easy access to both public transportation and MiamiCentral, the much-anticipated mixed-use urban hub.
